Deposit:
The cost of the first night’s stay will be taken to confirm the booking as soon as possible after notification of the booking - this is non-refundable.

Balance:
The remaining balance is payable on arrival by card or in cash.

Cancellation:
Cancellations should be notified in writing immediately.
The guest will be charged the cost of the first night’s stay if they cancel after reservation i.e. the deposit already taken will not be refunded but may be carried forward to a future stay in exceptional circumstances by mutual agreement. No additional penalty charges will be incurred.

Non-availability of rooms:
If for any reason beyond our control (e.g.fire or flood damage) the rooms are not available on the date booked, all deposits paid in advance will be refundable in full but the customer will have no further claim on ourselves.

Extra Bed Policy:
All children are welcome. Children under 3 years stay for free if using their own cot or with an additional cost of £5 if using our cot. Children from 3 to 12 years (inclusive) are charged £20/£25 according to season per night when using existing beds. Young people 13 years and above are charged as adults and should be included as such when booking. Some rooms are large enough for an additional futon if required but this should be agreed on booking.

Breakfast:
All prices include full English/continental breakfast served in the dining room at a pre-arranged time. Room only basis is possible but should be agreed prior to booking.

Pets:
These are welcome by arrangement prior to booking but an additional charge of £5 per pet per night will be included in your balance payment on arrival.
